-
Cover for deliberate tenant damage to your rental home and contents.
Also get landlord-specific benefits like removing your tenants' abandoned belongings, meth contamination of the rental property, and protection for household items you provide for tenants to use.
What does landlord's home insurance cover?
As a landlord, you need insurance you can bank on. Unlike standard home insurance, ASB Landlord's Home Insurance has been specifically designed for rental properties.
- Sudden and accidental (and sometimes intentional) damage to your rental property and contents
- Loss of rental income in certain situations
- Replacing keys and locks
- Removal costs for abandoned items
- Optional Rent default cover if tenants stop paying or leave unexpectedly
- Higher legal liability protection for accidental injury or damage linked to your rental home or landlord's contents
Which landlord's insurance cover is right for your rental property?
Your rental property.
Renting out a property is full of twists and turns. When tenants are living in your rental property, unexpected damage can sometimes happen. ASB Landlord's Home Insurance is similar to a regular home insurance policy, but with cover that reflects the added risks of having tenants.
Your things.
ASB Landlord's Contents Insurance is designed to protect items you provide for tenant use inside your rental property. It's different from landlord's home insurance, which protects the house itself.
Landlord's contents include:
- Furniture
- Appliances
- Whiteware
- Window coverings, curtains, and blinds
- Furnishings
- Linen
For apartments or body corporate properties, landlord's contents insurance may still help protect items that aren't covered by the building's body corporate or strata insurance policy.
It can include cover for:
- Landlord-owned contents
- Loss of rent in certain circumstances
- Optional Rent default cover

How much should I insure my rental property for?
The sum insured for your rental property should be the amount it would cost to rebuild it. This can change - it's something you need to check regularly.
Here are two ways to estimate your rebuild cost:

A few things you might be wondering.
What's the difference between landlord's insurance and home insurance?
Home insurance is for the home you live in. Landlord's insurance is for rental properties, so it can include cover for tenant-related risks like deliberate damage, loss of rent, and some evacuation situations for your tenants. To help ensure a claim is covered, you'll need to meet certain landlord obligations, such as checking tenants, keeping records, carrying out regular inspections, and taking steps to follow up if rent isn't paid on time. Cover is subject to the policy terms, conditions, limits, and exclusions.
Does landlord's insurance cover items I provide for tenants?
Yes, if you choose ASB Landlord's Contents Insurance. It can help protect landlord-owned items you provide for tenant use, such as furniture, appliances, whiteware, curtains, blinds, furnishings, and linen.
When should I review my landlord's insurance?
It's a good idea to review your cover each year, or whenever you make improvements, renovations, or additions to your rental property. You'll also need to tell us about changes that could affect your cover, like the property becoming vacant, a change in how it's used, or anything that could lead to a claim. If your rental is vacant for more than 60 days in a row, you may have limited cover. Contact us to talk through your options.
The availability of insurance cover is subject to your application being approved. Terms, conditions, and exclusions apply.
